Marjanishvili sits on the left bank of the Mtkvari, centred on the pedestrianised stretch of Agmashenebeli Avenue. The area was the heart of Neu-Tiflis, a Swabian German colony founded in 1818. Today its restored 19th-century facades, street-art scene, and theatre culture give it a grounded, local feel that the tourist-heavy Old Town across the river rarely has.

The Kote Marjanishvili State Drama Theatre (1907), which gives the neighborhood its name, is a 5-minute walk from the apartment. Strada cafe-restaurant at 5 Marjanishvili Street is 3 minutes on foot. Ninia's Garden at 97 Uznadze Street, a well-regarded Georgian restaurant set in a historic courtyard, is 8 minutes away. Barbarestan at 132 Agmashenebeli, known for its recipes from a 19th-century Georgian cookbook, is 15 minutes along the avenue. Mushtaidi Garden, with its historic children's railway, is the neighborhood's main park, 8 minutes to the south.

For sport, Leila Meskhi Tennis Academy (29 Kote Marjanishvili, 8 courts) is 4 minutes down the same street. Ilia's Garden at 73 Agmashenebeli, 10 minutes on foot, has padel courts and a table tennis hall.

Fabrika, the city's flagship creative complex at 8 Ninoshvili Street, is a 15-minute walk, with cocktail bars and restaurants in its courtyard. The Mtkvari river embankment is 5 minutes south, with the right bank accessible via the footbridge from Saarbrücken Square.
