In force from 25 September 2026
These terms and conditions constitute an agreement between შპს პრაიმჰოსტი and the person using the website wehost.ge or booking accommodation through it. They set out the terms on which accommodation is offered, booked, paid for, occupied and cancelled.
By using the Website or by making a booking, you confirm that you have read these terms and that you accept them. If you do not accept them, please do not use the Website.
1.The Company
- 1.1შპს პრაიმჰოსტი, identification code 404541634, is a limited liability company registered in Georgia, with its address at 13 Mtatsminda Turn, Tbilisi, Georgia, trading as Wehost and operating the website wehost.ge.
- 1.2The Company manages furnished apartments on behalf of their owners and offers them for short stays and for long-term lease.
- 1.3Where accommodation is booked through the Website, the contract is concluded between the guest and the Company. The owner of the apartment is not a party to it.
- 1.4The Company may be contacted on +995 32 2194222, at contact@wehost.ge and at the address stated above, in Georgian or in English.

3.Conclusion of the contract
- 3.1The presentation of an apartment on the Website constitutes an invitation to make a booking and not an offer capable of acceptance.
- 3.2A contract for a short stay is concluded at the moment the payment is accepted by the payment provider and the Company sends the confirmation bearing the reference. No step preceding that moment reserves an apartment or creates an obligation of the Company.
- 3.3The guest must be at least 18 years of age and must possess full legal capacity.
- 3.4Acceptance of these terms by means of the corresponding control on the Website constitutes an electronic signature and produces the legal effect of a signature in accordance with the Law of Georgia on Electronic Document and Electronic Trust Services.
- 3.5These terms are published in Georgian and in English. In the event of a discrepancy between the two texts, the Georgian text prevails.
4.Registration and the account
- 4.1An apartment may be chosen and a stay priced without registration. Payment requires an account, which is where the booking, the entry instructions and the correspondence concerning the stay are held.
- 4.2The data submitted on registration and at checkout must be accurate, complete and relate to the person submitting it. The Company is not liable for the consequences of inaccurate data, including a confirmation which fails to reach the guest.
- 4.3The guest is responsible for the confidentiality of the password and for every action performed through the account, and shall notify the Company without delay upon becoming aware that a third party has obtained access to it.
- 4.4The Company is entitled to suspend or terminate an account which is used in breach of these terms, to interfere with the operation of the Website, or to direct abusive conduct at the Company's personnel.
- 4.5The guest may ask for the account and the personal data held under it to be deleted, from within the account itself. The request is actioned by the Company within the period allowed by law.
- 4.6Such a request is refused for so long as the account holds a stay which has not ended or a tenancy for which rent has been paid. The guest is told so at the moment of asking.
- 4.7Deletion of an account does not terminate a booking already concluded and does not remove records which the Company is required by law to retain. Those records are kept without the name attached to them.
5.Booking a short stay
- 5.1The calendar published on the Website is the Company's single calendar and reflects the availability of the apartment on every channel on which it is offered.
- 5.2The number of guests stated in the booking may not be exceeded. The price and, in certain cases, the availability of the apartment depend upon it.
- 5.3A payment which is declined or left incomplete concludes no contract, notwithstanding that the dates may continue to appear available.
- 5.4Where an apartment cannot be provided by reason of an evident error in a price or in the calendar, the Company is entitled to cancel the booking and to refund the sum paid in full, and shall notify the guest of the ground.
- 5.5The Company is entitled to refuse a booking where it has reasonable grounds to do so, including suspected fraud or a previous material breach of these terms.
6.Prices, fees and payment
- 6.1Prices are quoted and charged in Georgian lari. Amounts displayed in another currency are converted at the official exchange rate of the National Bank of Georgia and are shown for information only; the sum charged to the card is the sum in lari.
- 6.2The total presented before payment comprises the price of the nights selected, the cleaning fee, any charge for additional guests and the Company's booking fee. Taxes payable are included in it.
- 6.3The booking fee is calculated as a percentage of the price of the nights, the cleaning fee and any charge for additional guests. It is shown as its own line in the breakdown presented before payment, bearing the percentage applied, and it is fixed at the moment the booking is made. A subsequent change to the percentage does not affect a booking already concluded.
- 6.4Payment is made in full at the time of booking, on the secure page of the payment provider. The Company does not receive, process or store the card number or its security code.
- 6.5A receipt is sent by electronic mail together with the confirmation. An invoice made out to a legal person is issued upon request.
- 6.6No security deposit is taken on a booking. Where a deposit is required for a long-term lease, it may be included in the sum stated in the Company's offer, which is paid through the Website. The terms of the deposit are set in the written lease agreement between the parties.
7.Cancellation, changes and refunds
- 7.1A booking may be cancelled without charge until three clear days before the date of arrival.
- 7.2Where a booking is cancelled within those three days, the price of the first night is retained and the balance is refunded.
- 7.3The period is counted in whole days according to the calendar of Georgia, and not according to the time zone in which the guest is located.
- 7.4Until the period expires, cancellation may be effected by the guest through the account. Thereafter the sum to be refunded is agreed with the Company.
- 7.5A refund is made to the card from which the payment was taken and is dispatched by the Company within three working days of the decision. The period required by the guest's bank to credit the sum is beyond the Company's control.
- 7.6A change of dates constitutes a cancellation and a new booking, subject to these terms and to the availability of the dates requested.
- 7.7Where the guest does not arrive and has not given notice of cancellation, no sum is refunded.
- 7.8Where the Company cancels a booking, including by reason of the apartment becoming unfit for occupation, the sum paid is refunded in full and the Company offers reasonable assistance in finding alternative accommodation.
- 7.9The right of withdrawal within fourteen days provided by the Law of Georgia on Protection of Consumer Rights in respect of contracts concluded at a distance does not apply to the provision of accommodation for a specified date or period. The provisions of this section apply in its place.
8.Occupation of the apartment
- 8.1The times of arrival and departure are those stated in the confirmation. The house rules of the apartment are provided together with the keys and form part of the contract.
- 8.2The apartment is a residential dwelling within a building occupied by other residents. Parties, events and commercial activity are not permitted, and the quiet hours established in the building are to be observed.
- 8.3Smoking is not permitted within any apartment managed by the Company.
- 8.4Only the number of persons stated in the booking may stay overnight in the apartment.
- 8.5The guest is liable for damage caused to the apartment, its contents or the common areas of the building by the guest or by any person admitted by the guest, save for ordinary wear. Damage is to be reported to the Company without delay.
- 8.6The Company and the persons engaged by it are entitled to enter the apartment for the purpose of repair or in an emergency. Save in an emergency, notice is given in advance.
- 8.7Keys and access codes may not be transferred to any person other than those stated in the booking.
- 8.8In the event of a material breach of this section the Company is entitled to terminate the stay, and in that event no sum is refunded in respect of the remaining nights.
9.Long-term leases
- 9.1A lease is concluded for a term of six months or more and is not booked from the calendar.
- 9.2The submission of a lease request creates no obligation of either party, reserves no dates and involves no payment.
- 9.3Where the Company is able to offer the apartment, it notifies the applicant of the date of commencement, the term, the rent and the sum that falls due upon acceptance of those terms. That sum is the first month's rent unless the Company states another, which may include several months' rent paid in advance and a security deposit and does not exceed twelve months' rent.
- 9.4The sum falling due is paid through the Website, on the secure page of the payment provider. The parties also conclude a written lease agreement, which is signed outside the Website, before or after that payment.
- 9.5The sum falling due is payable within two days of acceptance. The Company may extend that period on request, and states the date by which payment is due at the time of acceptance and in the account thereafter.
- 9.6Where payment is not made within that period the offer lapses, the terms cease to bind the Company and the apartment is offered to others. Nothing is charged and nothing is owed. The applicant may ask the Company to reopen it.
- 9.7The dates are not reserved until the first payment has been made. Until then the apartment remains available to other applicants.
- 9.8The tenancy is governed by that agreement, concluded in accordance with the Civil Code of Georgia. It settles the inventory, the condition of the apartment and the terms on which any security deposit is held and returned. These terms govern the use of the Website and do not govern the tenancy.
10.Owners
- 10.1The enquiry form published on the Website constitutes an enquiry and does not conclude an agreement.
- 10.2Figures indicating what an apartment may earn are estimates calculated from the actual performance of comparable apartments under the Company's management. They are indicative and do not constitute a guarantee of income.
- 10.3The management of an apartment is governed by a separate management agreement concluded between the owner and the Company.
11.Use of the Website and intellectual property
- 11.1The photographs, text, descriptions, design and software of the Website belong to the Company or to the owners of the apartments and are protected by the legislation of Georgia on copyright and related rights.
- 11.2The Website may be used for the personal purposes of the guest. The systematic extraction of its content, its reproduction or resale, and the making of bookings by automated means, are prohibited.
- 11.3Any act directed at circumventing the security of the Website, at obtaining unauthorised access to data, or at disrupting the operation of the Website, is prohibited.
- 11.4The Company is entitled to restrict access to the Website in the event of a breach of this section.
12.Liability
- 12.1The Company is liable for the proper performance of the obligations it has assumed and for the acts of the persons engaged by it.
- 12.2The Company is not liable for interruptions in the supply of utilities to the building, for the operation of its lifts or for the conduct of other residents, beyond its obligation to remedy the matter or, where possible, to provide alternative accommodation.
- 12.3Neither party is liable for a failure to perform caused by circumstances beyond its control, including natural disaster, the closure of a road, an interruption in the supply of electricity affecting the district, or an act of a public authority.
- 12.4Where a stay was booked through a third party platform, the terms of that platform govern the booking and the Company's liability is determined accordingly.
- 12.5Nothing in these terms excludes or limits a right conferred upon the guest by the Law of Georgia on Protection of Consumer Rights or by other mandatory provisions of the legislation of Georgia. Where a provision of these terms conflicts with such a provision, the legislation prevails.
13.Personal data
- 13.1Personal data is processed in accordance with the Privacy Policy, which forms an integral part of these terms.
- 13.2Where the guest provides the data of another person, the guest confirms that they are authorised to do so and that the person concerned has been informed of the Privacy Policy.
14.Notices
- 14.1Notices are given by electronic mail to the address stated in the booking or in the account, or through the account itself, and are deemed to have been received on the working day following dispatch.
- 14.2Messages concerning a booking, a payment or a stay are sent in performance of the contract and do not constitute marketing communication.
15.Governing law and disputes
- 15.1These terms are governed by the legislation of Georgia.
- 15.2A complaint is to be addressed to the Company in the first instance, at contact@wehost.ge or on +995 32 2194222. The Company examines it and replies within a reasonable period.
- 15.3Where a dispute is not settled by agreement, the guest is entitled to apply to the Competition and Consumer Agency of Georgia in respect of a consumer complaint, and either party may apply to the courts of Georgia.
16.Amendment of these terms
- 16.1The Company is entitled to amend these terms. The version in force is the version bearing the date shown at the head of this page.
- 16.2A booking is governed by the version of these terms in force on the date on which it was concluded.
- 16.3Continued use of the Website after an amendment constitutes acceptance of the amended terms.
17.Final provisions
- 17.1If any provision of these terms is held to be invalid, the remaining provisions continue in force.
- 17.2A failure by the Company to exercise a right does not constitute a waiver of that right.
- 17.3The Company is entitled to transfer its rights and obligations under these terms to a legal successor. The guest may not transfer a booking to another person without the Company's consent.
- 17.4These terms, the confirmation issued to the guest and the documents to which they refer constitute the entire agreement between the parties in respect of its subject matter.
