MtatsmindaEntire apartment3 guests1 bedroom
Our two-level loft on the 4th floor pairs a mezzanine double bed with a sofa bed in the living room below, comfortable for up to 3. You are on Rustaveli Avenue itself, steps from the Opera and Ballet Theatre and a short walk from Rustaveli metro station, which puts the whole city within reach. Windows face a quiet inner courtyard, so the central setting comes without the late traffic noise of the avenue.

The apartment
38 m2 loft sits on the 4th floor, with a mezzanine sleeping level above the main living space, and sleeps up to 3 guests.
• Mezzanine sleeping area with a double bed, set on an open upper level reached by a staircase
• Living room on the main floor with a sofa bed for a third guest
• Separate kitchen with a dining table, microwave, toaster, kettle, and mini fridge
• Full bathroom with a walk-in shower, hairdryer, and a starter set of toiletries
• Air conditioning and central heating throughout
• TV and free Wi-Fi
The layout keeps the sleeping space on its own level, separate from the living area below, which makes the apartment feel larger than its compact footprint.
- 4th floor without elevator.
- Access to the mezzanine bed is by a steep, open staircase. Worth noting for guests with mobility concerns or young children.
- The building is a protected cultural heritage property. The entrance and stairwell are original and show their age, which we are not permitted to alter.
- Please note that there is a dog near the building that frequently barks, so some noise may occasionally be heard from the apartment.
The neighbourhood
Rustaveli Avenue is the civic spine of Tbilisi, a tree-lined boulevard running from Freedom Square up to Rustaveli Square. Theatres, museums, banks and grand early-twentieth-century facades line both sides, and the apartment sits at the quieter northern end, near Rustaveli Square.
The avenue has staged almost every defining moment in modern Georgian history, from imperial-era ceremony to the rallies of recent decades, and much of the city's cultural life still unfolds along it. The Opera and Ballet Theatre, dating to 1896, sits about 3 minutes on foot, while the Rustaveli National Theatre, founded in 1887, is roughly 6 minutes away.
Closer to the door, Prospero's Books, an English-language bookshop with a courtyard café, is around 2 minutes from the building. Walk south and you reach Kashveti Church, opposite the Parliament building, in about 9 minutes, with the Georgian National Museum a little beyond at roughly 11.
Green space is within reach as well. The 9 April Garden, with its benches, statues and fountain, lies about 9 minutes away, and the wooded slopes of Mtatsminda rise directly behind the avenue. For dinner or a drink, the Stamba Hotel complex on Kostava Street gathers a cluster of restaurants and bars about 9 minutes on foot.
Day to day, the avenue covers the basics, with pharmacies, supermarkets and Galleria Tbilisi toward the Freedom Square end. This is one of the most central and consistently patrolled parts of Tbilisi, lively and safe to walk at any hour.
Getting around
Rustaveli metro station is around 6 minutes on foot, one stop from Freedom Square, and linked to the full city line. Tbilisi is easy to cross by metro and bus, both of which are payable by card, and Bolt taxis are widely available and inexpensive. Need a transfer from Tbilisi International Airport? We offer a direct airport transfer; just let us know when you book.
